On the Riviera, in the Chablais and in Lower Valais, the market works municipality by municipality, sometimes neighbourhood by neighbourhood. A lake view, proximity to a station or school, orientation or the condition of the co-ownership can make a price vary significantly between two properties that seem alike.
Limited supply, steady demand
Building land is scarce and new projects take time: supply is renewed slowly. Conversely, the region attracts local buyers, families who move in, and people who work in Lausanne or in Valais. The best properties, well presented and fairly priced, often find a buyer quickly.
What makes the difference between two properties
- Location: view, quiet, access, shops and transport.
- Actual condition: roof, façade, heating, renovation fund in condominium ownership.
- Running costs: co-ownership charges, maintenance, local taxes.
- Legal status: easements, building rights, rules applicable to buyers from abroad (Lex Koller).
Three tips before viewing
- Have your purchasing capacity validated before you start looking, so you know what you can realistically aim for.
- Define your essential criteria and those that are negotiable.
- Compare with properties that have been sold, not only with asking prices. Our online valuation gives a first range per municipality.
